SUBDIVISION ANALYSIS AND FEASIBILITY With many years of experience in the Albury / Wodonga area, we have an ongoing interest in local government initiatives, planning scheme development and property research. FMV are very well positioned in providing valuation work and advice in respect to land development and subdivisions. MARKET RESEARCH AND TRENDS Our commitment to the valuation profession has culminated in our firm’s annual production of a booklet entitled “Property Trends” - an update on the residential market of the regional centres in North East Victoria and Southern New South Wales. Available on this website, Property Trends is locally renowned as the benchmark for residential property statistics in our region. VITICULTURE With many grape growing enterprises and wineries around North East Victoria, particularly the King Valley and Rutherglen areas, Fisher Murphy Valuers have targeted this property specialisation area. Simon Fisher has undertaken a TAFE based viticultural course of instruction to gain a clearer understanding of vineyard management process and assessment of Vineyard and Winery infrastructure. We maintain a comprehensive sales database of wine producing properties, and follow the prices for various grape varieties. Over recent years we have provided advice on numerous large and small viticultural properties and several wineries in our local area. ALPINE PROPERTIES The Victorian and New South Wales snowfields are dominated by government owned leasehold property, subleases and company shares. These markets are quite complex in comparison to the general freehold property markets and can be a minefield to the unwary investor. Over the years Simon Fisher has undertake numerous valuation assignments at Falls Creek, Mt Hotham, Mt Buller and Dinner Plain, and through that research work has developed extensive knowledge and awareness of the Alpine issues. LOCAL COUNCIL RATING VALUATIONS Our specialist Valuers are trained in local government rating valuation processes. Over the years we have undertaken several local municipal general valuations for rating and in 2008 were the contract valuers to the City of Wodonga. We hold membership to the Municipal Group of Valuers in Victoria and have a close working knowledge of the “Valuation Best Practice” specifications guidelines which are produced by Valuer General Victoria. COMMERCIAL RENTAL DETERMINATIONS Our firm undertakes rental valuations for various types of property including Residential, Rural, Commercial and Industrial. At times of rent reviews, if parties to leases cannot agree on rental adjustments, written leases usually require an independent Valuer appointment. This usually involves a joint instruction from both parties with the Valuers being selected by a president of the Law Institute, Real Estate Institute or Australian Property Institute (API). In Victoria the Small Business Commission now is often required to select a suitably qualified Valuer to arbitrate in these matters. Over the past decade Simon Fisher has attended several specialist rental determination courses and in 2008 a “Specialist Retail Valuers” course run by Deakin University through the API. This training is important to ensure we have the required knowledge and abilities to arbitrate in these matters and adequate knowledge of the latest Retail Leases Legislation.
